SEMI-CUSTOM BUILD

1. Select a Brookstone Lot
Choose from available Brookstone-owned properties with approved build opportunities.
2. Choose a Floor Plan
Select from Brookstone’s curated plans designed specifically for the lot or project.
3. Contract Price Established
Home price is set based on the selected plan and the project’s predefined standards.
4. Review & Contract
Meet to review pricing and standards, sign contract, and submit a non-refundable construction deposit.
5. Exterior Selections
Make exterior selections (roofing, windows, doors, siding) to bring the home to “dry-in.”
Selections based on standard color options; upgrades handled via paid change orders.
6. Framing Walkthrough & Interior Selections
Walk the home at framing/rough-in, then select flooring, cabinetry, countertops, tile, and finishes.
7. Construction & Final Walkthrough
Brookstone completes the home. Final walkthrough ensures everything meets expectations.
8. Closing & Move-In
Close with a traditional mortgage and move into your new home.

4. Estimated Cost of Construction
Brookstone prepares a detailed cost estimate required for construction financing.
5. Financing & Contract
Client secures a construction loan (or pays cash), signs contract, and submits deposit.
6. Construction Begins (Cost-Plus)
Construction starts with transparent, real-time billing and budgeting through Buildertrend.
7. Ongoing Selections & Walkthroughs
Multiple detailed selection meetings and walkthroughs throughout the build process.
8. Completion & Loan Conversion
Final walkthrough, final invoice paid, and construction loan converts to permanent financing.

Because every home we build is fully customized, we don’t provide a standard price per square foot. The final cost of a home can vary greatly depending on the floor plan, design complexity, materials, and finishes selected.
A good comparison is purchasing a Ford F-150. A basic work truck may start around $40,000, while a fully loaded version can exceed $150,000. The same concept applies to custom homes—each one is tailored to the client’s preferences.

We typically service areas within two hours of our office located in Monroe.
Projects outside of this range may still be possible; however, travel fees may apply depending on the location and scope of the project. These situations are evaluated on a case-by-case basis.

In some cases, we may also have available properties or lots that we can sell to clients who are planning to build a custom home.

On average, our homes take approximately 8–10 months to build once permits have been approved. However, the permitting process itself can vary by county—some permits may be issued within a few weeks, while others can take several months.
